Buying real estate in Bangkok as in many major cities, is often the most lucrative when done as close the city center as possible, as the old saying goes – ‘all roads lead to Rome’ – the city center will almost certainly remain the most popular, busy and in demand area of any major city.

Therefore buying a property in near Siam square or buying real estate near the Asoke junction is an almost guaranteed way to rent out your property 12 months a year or to gain from capital appreciation over time and when the property is eventually sold.

Of course buying real estate in Bangkok’s city center often means that detached houses and townhouses are either not available or out of most Bangkok investors budgets as the prices are so high with the lack of land available to build Bangkok condos and apartments on. Therefore between the BTS stations from Siam square to Ekamai, there are almost no new Bangkok townhouses or detached housing projects in which to invest and condos are the favored choice of both the Bangkok developers and investors alike.

In Chit Lom, just one stop from Siam square the condos and apartments are generally high-end and command high rental prices and good capital appreciation. Like in any prime location in any major city center, it initially costs more to invest in real estate in Chit Lom than it does in other areas of Bangkok, however given the level of demand for the location, the investment will indeed pay-off.

The Address Chit lom

One example of the level and style of the condos in the Chit lom area is The Address Chit Lomcondo. A beautifully designed condominium in the art-deco style, The Address Chit Lomis a well built condominium with excellent fixtures and fittings, in fact it is one of the few condos in Bangkok to feature double-glazed windows.

With a large swimming pool, excellent facilities and good security, The Address Chit Lom can offer a luxurious alternative to anyone looking for a Studio – 3 bedroom condo to rent in Chit Lom. The returns in such a condo are also good, with 5-6% to be expected on condos that were bought off-plan, and even 4-5% being achieved today. Of course the Bangkok real estate investor may look at the fact these returns are slightly down on the rental returns on other properties we have viewed in previous articles in this series, http://www.easyhomes.tv/blog/investing-in-bangkok-real-estate-apartments-and-condos-pt-4/ ,but this is largely balanced out with the capital appreciation that is enjoyed by investors in these properties.

Moving further along the BTS line away from Siam square are condos found at another centralized area of Bangkok, Asoke. Asoke junction is not just where Sukhumvit road meets Asoke road, but also where the BTS line meets the MRT line at Asoke BTS station
and Sukhumvit MRT station. This really is an important and busy central cross-road of Bangkok. There are of course some great condos in Asoke in which to invest, one of the best is The Wind 23condominium, also called The Wind Asoke
condominium.

These well appointed, excellently designed and stylish bright condos offer both luxury and reasonable prices for both the Bangkok real estate investor and the tenants. The Wind 23condominium contains 1 bedroom, 2 bedrooms, 3 bedrooms and Penthouse units, with an infinity pool, fitness center, basketball court, playground and car-park. Investors can expect between 6-7% returns and with the Asoke junction only a few minutes’ walk away renting a condo in Asoke is always popular and renting a condo in The Wind 23Asoke is one of the most desirable choices in the area.

 Quattro Thonglor

Moving further down the BTS track we find many more high-end Bangkok condos in which to invest. it you are looking to buy high-end real estate in Thonglor, only 2 stops on the BTS from Asoke, then The Quattro condominium is a great property in which to invest. Investing in the Quattro condominium is like investing in a Mercedes or a Jaguar car, it oozes luxury, and style. At the Quattro condominium each floor has its own private butler, and the building has a fleet of limousines and drivers which residents can use any time they want. Renting at the Quattro Thongloris like taking an extended stay at a 5 star hotel. Investing in the Quattro Thonglor, may not yield the biggest rental returns at 4-5%, but the capital appreciation more than outweighs these figures.

 The Aequa

Of course with the numbers of high-end and luxury condos on the market we could analyze and praise or almost any of the dozens on fabulous condominiums that run along Sukhumvit road. However we will mention one more excellent condominium that opened its doors just last August. The Aequa condominium is an excellently styled condominium with not only swimming pools and fitness centers, but also bbq areas, and a Jacuzzi on the roof.

Regardless of how one spells the district, Asoke or Asok, it still remains that this district is a logistical hub of Bangkok city center and a great place to rent a condo or apartment.

Asoke junction is connected to both the Sukumvit BTS line and the Ratchada MRT line via two stations: Asoke BTS station and Sukhumvit MRT station. This makes a condo in Asoke one of the best choices for renting in Bangkok city center.

There are plenty of advantages to renting a condo in Asoke, an obvious advantage is that when you rent a condo or apartment in Asoke, is that you have easy and fast access to so many parts of the city. From On Nut to Mo Chit along the BTS Sukhumvit line, and from Hualomphong to Bang Sue along the MRT line. All these journeys in either direction can be achieved in under 30 minutes from the central Asoke area.

Also of course it is possible to change at Siam Square BTS station only 4 stops from Asoke BTS station and travel as far as National Stadium station or over the river to Wong Wian Yai BTS station, again only 30 minutes away from your Asoke condo. Renting an apartment or condo in Asoke gives you unrivalled access to Bangkok city center.

Of course it is worth remembering that Asoke itself is an important district in Bangkok, with its own importance as a commercial center, with its own CBD. Many large towers and office blocks are found in Asoke’s CBD, including, the Grammi Building, Exchange Tower and Asoke Towers.

The Wind 23 Asoke

The Wind in Sukhumvit soi 23 is a brand new condo located within 5-7 minutes walk of both the BTS Asoke and Sukhumvit MRT station, a high-end well constructed and extremely chic condo, the Wind has one bedroom condos and two bedroom condos. One bedroom condos start at 50sqm and rent for THB 35 000/month, whilst two bedroom condos start at 75sqm and rent for THB 55 000/month. In keeping with a luxury Bangkok condo the Wind condo in Asoke has an infinity swimming pool, a well equipped gymnasium, sauna and steam rooms. It also has 24hr car parking and a luxurious marble cladded lobby area.

Keeping with the theme of luxury, on the other side of Sukhumvit road lies the Lakes Condominium, a great condo with an excellent positioning so many units can enjoy a view of the Queen Sirikit lake and the Queen Sirigit park. With a fantastic roof-top swimming pool and sun deck more than 25 floors up and a well lit gymnasium overlooking the lake and the city.

The Lakes has one bedroom, two bedroom and three bedroom condo units and in keeping with Grade A luxury these Bangkok condominium units rent for luxurious prices, starting at THB 45 000/month for a one bedroom, THB 75 000/month for a two bedroom and over THB 85 000/month for a three bedroom unit.

Again the Lakes condominium is located within 10minutes walk of both Asoke BTS and Sukhumvit MRT stations. And with spacious condos, great location and views and of course pure quality, the Lakes condominium is favourite with many expats in Bangkok.

Moving further down the Asoke road, towards Asoke’s CBD is the Supalai Premier Place Asoke. Like the Lakes condominium, Supalai Premier Place Asoke boasts one bedroom units, two bedroom units and three bedroom units, as well as a roof-top swimming pool and gymnasium all 25 storey’s high.

However Supalai Premier Place is great value and a one bedroom condo in this building starts at THB 23 000/month for a spacious 55sqm condo. Two bedroom condos start at THB 35 000/month and are 90sqm in area.

Finally opposite Supalai Premier Place is the LPN Grand Park View condo, or Lumpini Grand Park View condo in Asoke. This well located condominium has Studios, one bedroom and two bedroom condos and offers great views from the rear of the Asoke condominium building.

Phrom Phong is famous for having lots of high-end top quality condos and apartments. In fact some of the most famous and most expensive Sukhumvit apartments and condos are found in this area.

Here are a few examples of the sort of condos and apartments we are referring to:

The Madison, located in Sukhumit soi 43 this condo offers easy access to both The Emporium shopping center, and Phrom Phong BTS station, both within a 3-4 minute walk of this luxury Bangkok condominium building, no wonder large two bedroom units go for THB 80 000 – 100 000/month.

Emporio Place, situated in Sukhumvit soi 24 is a brand new condo building in the same road as The Emporium and has great access to Rama IV and other sub-sois including Sukhumvit Soi 22 – soi 16. This condominium is one of Sukhumvit’s most stylish and best quality, and a two bedroom duplex unit will make this condo an expensive rental in Bangkok at THB 100 000 for 120sqm.

And it is not just condos in Phrom Phong that are expensive, also the apartments in mid-Sukhumvit are expensive. Anyone who knows about central Sukhumvit knows that it is very Japanese area, with many Japanese restaurants, Japanese shops and apartments catering for Japanese clients. And Baan Jamjuree, which is a fantastic Bangkok property, with great views and facilities and is almost always full with Japanese and American expats who appreciate high-quality.

These properties are all great condos and apartments in Bangkok, but unless you have THB 60 – 70 000/month minimum to spend on your rent, then they cannot be considered.

However there are still some Bangkok property bargains to be had in this area of Sukhumvit. So what are these great Sukhumvit property bargains?

We let’s start with apartments in Phrom Phong that offer tenants excellent value for money, as the locations and quality are high-end whilst the prices remain mid-end.

El Patio is a great Central Sukhumvit condo within a walk of the Phrom Phong BTS station, this 18 month old Bangkok apartment block can also allow residents to access the Asoke BTS station and many Sub sois including access to Phetchburi Road.

El Patio is a Spanish Style apartment block offering apartments ranging from Studio type to 3 bedroom apartments. The Studio apartments located on the high floors of this low-rise building offer great views of Phrom Phong and are great value at THB 15 000/month including a washing machine.

El Patio also has one bedroom units on the lower floors with a generous 60sqm of living space and at just THB 15 000/month, these have to be the best value apartments in Sukhumvit.

Arguably equally good value are the two bedroom 80sqm apartments which are great value Bangkok rentals at just THB 20 000/month. With a full kitchen area with a 4 ring stove, oven and washing machine, these are really the complete package for a family wanting to live in mid-Sukhumvit.

Larger again are the apartments with pool views that have access to the large terrace area or ‘Patio’, these units start at THB 30 000/month and have 90 – 120sqm depending on your choice of unit and availability.

Another great apartment in the Phrom Phong area is Promsak Mansion, again offering well maintained and attractive apartment units in central Sukhumvit. A duplex two bedroom apartment offering over 100sqm of living space can be rented in Bangkok for as little at THB 25 000/month.

Finally moving on to condos in Bangkok’s central Sukhumvit district of Phrom Phong, Condo One X offers great value for money. So to sum up, although Phrom Phong is a highly desirable and expensive district in Bangkok, with knowledge and expertise there are Bangkok bargains to be had!
